This particular application represents what can be achieved with a willing Planning Authority. The clients acquired the site based on pre-purchase advice from PPMS in October 2007. In November 2007 a pre application meeting was arranged. Based on this meeting an application was submitted.
Proposal
The proposal was for the demolition of the existing and the erection of a two-storey building comprising 7 self-contained flats including rooms in the roof space. Two 3 bedroom and five 2 bedroom flats are proposed. 10 car parking spaces are proposed in a basement area.

The proposed two-storey building would be 14 metres in width, widening to a maximum 15.5m. The front building line would be set marginally forward of 33 (the existing building projects approx 1.5m beyond no 33). The ramp to the basement parking area would be sited adjoining no 29s garage utilising the existing vehicular crossover.

The blocks height to eaves and ridge would align with no 33. Two dormer windows would be sited in the front and rear roof spaces.
The proposal has been amended since originally submitted, to improve its relationship with no. 33 Green Lane and to improve its design. The first floor corner at the rear nearest to the boundary with no. 33 has been reduced in size. The no. of front and rear dormers has been reduced with a consequent increase in the number of rooflights on the flank elevations.

Despite minor neighbour objections, the planning sub-committee granted consent
