Prior to being instructed, builders had commenced work on site with the demolition of the entire rear of the house and the excavation of a substantial pit some 3.5metres deep extending some 8metres into the garden and 11 metres wide (the entire width of the site). At the time of instruction the excavations were totally unrestrained and in fact had also undermined the rear of the house. In addition the builders had partially removed the rear section of the roof rendering the remaining structure unstable. Furthermore the planning application that had been submitted had very little prospect of success and naturally did not include the proposed basement.
PPMS were instructed to 1) arrange to make the site safe, 2) negotiate a satisfactory building regulation application, 3) prepare and submit a planning application and 4) advise the clients solicitors on party wall issues where no Party Wall award had been negotiated.
PPMS instructed Martin Redston of Martin Redston Associates Consulting Engineers was instructed, who in turn jointly instructed Malachy Walsh and Partners in respect of the design of the underground works and to advise PPMS on risk analysis in respect of CDM matters.
The Planning Application scheme was prepared by Neil Kaufman of Silverston Engineering Company based on revised scheme as agreed by PPMS with the Local Planning
The safe completion of the scheme (which at times was structurally challenging) was in no small way due to the assistance of Mr Angus Mackay, Senior Surveyor Building Control London Borough of Barnet and the close co operation of the respective disciplines.
